The development partners and general contractor for the Homefull Family Living Center renovation are inviting all local subcontractors to participate in a subcontractor open house to review the construction drawings for the project and to discuss participation opportunities. All subcontractors are encouraged to attend, but attendance is not required to participate. Participation by Minority, Woman Owned and Low Moderate Income (Section 3) subcontractors is encouraged.

The Homefull Family Living Center renovation project is a cooperative effort between Homefull, Inc. (an Ohio not-for-profit corporation) and the Oberer Companies. The General Contractor, Greater Dayton Construction Group, Ltd., will be accepting bids for all phases of construction. In order to facilitate budgeting, scheduling, and contracting, subcontractors seeking to participate in the project are being requested to submit proposals via email to JPopelar@GDCG.com or fax on or before February 2, 2017 at 5:00 p.m.

The Development will consist of the rehabilitation of 34 units, 24 2-bedroom, 4 3-bedroom and 6 4-bedroom, located at 821-869 South Gettysburg Avenue, Dayton, OH 45417. The scope of work includes, but is not limited to: conversion of six 2-bedroom units to three 4-bedroom units, new kitchen cabinets and countertops, new appliances, new interior/exterior doors, new windows, new roof, sidewalk and concrete repair, asphalt sealing and repair, painting, flooring, landscaping, mortar joint repair on brick facades, siding, bathroom remodel, new HVAC equipment and electrical fixtures and exterior lighting.

Renovation of the Homefull Family Living Center is being funded with assistance from the Low Income Housing Tax Credit Program, provided by the Ohio Housing Finance Agency. As the development benefits from federal funds, the project is subject to sales tax and all subcontractors will be regulated under prevailing wage and Davis Bacon employee compensation requirements. All project specifications are provided on the plans including the Green Communities requirements on pages T1.2 and T1.3.
