Subcontractor Open House for The General Franklin
The development partners and general contractor for The General Franklin are inviting all local subcontractors to participate in a subcontractor open house at Miami Valley Housing Opportunities Center on Monday, April 9th from 4:00PM-6:00PM to review the construction drawings for the project and to discuss participation opportunities. All subcontractors are encouraged to attend, but attendance is not required to participate. Participation by Minority, Woman Owned and Low Moderate Income (Section 3) subcontractors is encouraged.
The General Franklin is a cooperative effort between Miami Valley Housing Opportunities (an Ohio not-for-profit corporation), and the Oberer Companies. The General Contractor, Greater Dayton Construction Group, Ltd., will be accepting bids for all phases of construction. In order to facilitate budgeting, scheduling, and contracting, subcontractors seeking to participate in the project are being requested to submit proposals via email to CGodfrey@GDCG.com or fax to 937-427-6285 on or before April 23, 2018 at 5:00 p.m.
The development will consist of the rehabilitation of a three story, brick building constructed in 1902 on the Veterans Affairs Campus, 412 Iowa Avenue, Dayton, Ohio. The scope of work includes rehabilitating 34 single occupancy units to 38 efficiency units, new kitchen cabinets and countertops, new appliances, bathrooms, storm windows and other improvements.
Renovation of The General Franklin is being funded with assistance from the Low Income Housing Tax Credit Program, provided by the Ohio Housing Finance Agency. As the development benefits from federal funds, the project is subject to sales tax and all subcontractors will be regulated under prevailing wage and Davis Bacon employee compensation requirements. All project specifications are provided on the plans.
